Consider applying for a 15 year mortgage instead of a 30 or longer. This will allow you pay down the loan quicker and gain more equity in a shorter amount of time. Your VA lender will be able to assist in the details of this type of loan.

3. How close do I want to be to work?

Many military professionals choose to live in the Enterprise real estate area instead of closer to Fort Rucker but it's purely a matter of choice. Many have spouses that work outside the home and being close to Enterprise makes their commute a little easier. Consider where everyone in your household will be spending the majority of their time and factor this into your location decision.

4. Do you want to use up your VA Loan benefits now?

There are just a few programs that may be able to offer you more options for a second use of your VA loan. But these restrictions can limit your selection. Consider opting for a conventional loan especially if you are only going to be in the house a short time.

5. How much work do you really want?

Many military personnel are not in the states for much of their time served. Consider how much work a home may be when you are not at home. Enterprise foreclosures and short sales can demand a lot of up front work and repairs that you may not have the time to devote to. Move-in ready homes make for easier options but you must not wait to jump on these homes as investors are also on the look out.
