If you are military and considering buying a home in or around Fort Rucker, our agents can help you specifically negotiate and set up your transaction for a VA Loan or any type of financing.
While most homes in Fort Rucker are military rentals and housing there are many just outside the base for sale if you plan on staying a while. Since we know the area and know what homes are selling and whose buying we can have a better idea of helping you find the right home at the right price in addition to helping you sell that home if and when the time comes.
The choice whether or not to buy a home or rent can be a tricky one in this market. Depending on how long you plan to stay you can choose to rent, buy or lease to own a home anywhere in the Enterprise area. Here are some tips to keep in mind or questions to consider when looking for Fort Rucker homes.
1. Am I going to be in the area less than 2 years?
If so, renting may be the best option for you. You can rent base housing or off-base. Both offer different benefits and options. Let us discuss which may be the best choice for your needs.
2. Do I want to build equity quickly?
Consider applying for a 15 year mortgage instead of a 30 or longer. This will allow you pay down the loan quicker and gain more equity in a shorter amount of time. Your VA lender will be able to assist in the details of this type of loan.
3. How close do I want to be to work?
Many military professionals choose to live in the Enterprise real estate area instead of closer to Fort Rucker but it's purely a matter of choice. Many have spouses that work outside the home and being close to Enterprise makes their commute a little easier. Consider where everyone in your household will be spending the majority of their time and factor this into your location decision.
4. Do you want to use up your VA Loan benefits now?
There are just a few programs that may be able to offer you more options for a second use of your VA loan. But these restrictions can limit your selection. Consider opting for a conventional loan especially if you are only going to be in the house a short time.
5. How much work do you really want?
Many military personnel are not in the states for much of their time served. Consider how much work a home may be when you are not at home. Enterprise foreclosures and short sales can demand a lot of up front work and repairs that you may not have the time to devote to. Move-in ready homes make for easier options but you must not wait to jump on these homes as investors are also on the look out.
Because buying a home is such a big responsibility we want to serve our troops in the best way possible by offering honest answers and information. If you need a real estate agent for Fort Rucker or any type of home in the Enterprise area please feel free to contact us.
